leasing landscape? We can help.
-
Q1: How do I apply for a rental property?
You can apply online directly through our property listing page on REA. Simply click Apply Now, complete the application form, and upload the required documents. Our leasing team will contact shortlisted applicants promptly.
-
Q2: What documents do I need to apply for a rental?
Most applications require proof of identity and income, such as: Photo ID (passport / driver licence), recent payslips or employment letter, bank statements (if required), and a rental ledger or references (if applicable).
-
Q3: How long does the rental application process take?
Applications are typically reviewed within 24–72 hours, depending on demand and reference checks. We aim to keep applicants updated throughout the process.
-
Q4: Can I inspect the property before applying?
Yes. We recommend attending an inspection where possible. Inspection times are listed on each property page, and some properties may offer private inspections by appointment.
-
Q5: What is the bond amount and how is it paid?
In most cases, the bond is 4 weeks' rent (or as permitted by Victorian legislation). The bond is lodged with the Residential Tenancies Bond Authority (RTBA).
-
Q6: How much rent do I need to pay in advance?
Rent is typically paid in advance (usually 2 weeks or 1 month depending on the agreement). Your leasing agent will confirm the required amount before the lease commences.
-
Q7: What lease terms are available?
Most properties are offered on 6-month or 12-month leases, with some landlords open to flexible terms depending on the property and tenant profile.
-
Q8: Are pets allowed in rental properties?
Pets may be allowed depending on the landlord's preference and the property type. Tenants can submit a pet request, and the landlord will respond in line with Victorian tenancy requirements.
-
Q9: What happens if maintenance is required during the tenancy?
Tenants can report maintenance issues directly to our property management team. We coordinate with qualified trades to address repairs efficiently, including urgent repairs in line with tenancy guidelines.
-
